A selection of my own property projects showing three different strategies: buy and hold for income, major value-add renovation and a fast, budget-conscious transformation.

Project 01 · Buy & hold

Income today. Equity tomorrow.

A duplex in a blue-chip Gold Coast suburb, walkable to the beach. The strategy was to buy, improve and hold as a dedicated holiday rental, creating positive cash flow while improving the underlying asset.

The upside: approximately $290K uplift in valuation (through renovation, conversion from 2 to 3 bedrooms, as well as local market increases since purchase) plus a 10% return holiday-rental income stream.

Quick, targeted updates included fencing the front yard, improving presentation and creating a third bedroom through a partial garage conversion. The objective was not to overcapitalise, but to make the property work harder as both an income-producing asset and a long-term hold.

Project 02 · Major value-add

From mortgagee sale to market-ready.

A large house and block with pool, purchased at mortgagee auction. The opportunity was in the scale of the home, the existing floor plan and the ability to create a far stronger family offering without extending the building footprint.

Gross value uplift after stated renovation spend: approximately $440K before stamp duty, finance, holding, selling, tax and other costs.

The renovation included a new kitchen and bathrooms, flooring, a fifth bedroom and grand master suite created within the existing floor plan, full internal and external repainting, roof repainting, complete landscaping and replacement of the fence line. The pool began as a swamp and was brought back as a major lifestyle feature.

Project 03 · Fast value-add

High impact. Tight budget.

A townhouse transformation focused on disciplined spending and improvements buyers could immediately see and value. From purchase to settlement, the project ran for approximately four months.

Works included a new kitchen, renovation of both bathrooms, paint throughout, new flooring and creation of an outdoor undercover area. The brief was simple: spend where the buyer would feel the difference and avoid unnecessary overcapitalisation.
